Edgewater, la promesa de 2014 en Miami


En el corazón de la ciudad renace la vida, la época de oro de Miami está moviendo la tierra para devolverle el brillo a este distrito, Edgewater está emergiendo con proyectos de bienes y raíces de algunas de las compañías mas importante del país e incluso del mundo.

Top Five Most Recent South Beach Miami Real Estate Sales

South Beach is definitely one of the coolest areas in all of Miami.  It embodies sun and fun.  It has an eclectic, easy-going atmosphere that draws people from all over Miami-Dade and even the whole state of Florida.  Residents choose to live in South Beach because of its multi-cultural, super popular reputation as well as its chic fashion sense and nightlife.  With all signs pointing that real estate is becoming more in demand, following are the top five most recent South Beach real estate sales:

650 West Ave Apt 1802, The Floridian, Sale Price: $525,000
Located in the heart of South Beach is The Floridian.  Its contemporary architecture is beautiful on the Miami Beach skyline.  With unbelievable water and Downtown Miami views, it is no wonder that so many want to live here.  This unit that sold on December 12 is a corner unit with a wrap balcony that looks out over South Beach with the Atlantic Ocean in the distance.  Inside there are wonderful features like walk-in closets, large open living areas and two bedrooms that are situated on each end of the unit. Condominium amenities are plentiful with a resort-style pool, tennis courts, fully-equipped fitness center, concierge, security and more.  List prices at the Floridian currently range between about $400K and almost $900K.  Most two-bedroom units list in the $600s.  As for rentals, the rates typically range from about $2,500 to over $4,000. 

224 Meridian Avenue, #6, Liberty House, Sale Price:  $196,000
A SoFi property for under $200K?  This unit is a completely remodeled one-bedroom unit with stainless steel appliances, granite counter tops, marble floors, and a washer and dryer in the unit.  There is no better location to live in South Beach than South of Fifth.  Liberty House was built in 1959 and has a vintage classic Florida appeal.  It is situated on a quiet tree-lined street only a few blocks from the beach and within walking distance to great restaurants and fun on Ocean Drive.  This is a small condominium that has great potential as an investment.  Sale prices for the four units sold in 2012 ranged between $100K and $160K.  This year the only unit that has sold thus far is this one at $196K.

This was a huge opportunity to live ½ blocks from the ocean and oh so close to the fantastic shopping and dining in South Beach.  This unit at the Hampton on Washington was recently renovated with marble floors, stainless steel appliances, stone counter tops, and a marble bath.  The large windows in the living room and bedroom overlooked, tree-lined Pennsylvania Ave On top of that it was sold furnished with glassware, dishes, flatware, linens, lamps, window treatments, cove lighting and more.  There are several units listed with list prices ranging from the mid-$100s to the upper-$200s.  Four units have recently sold with sale prices falling in the mid-$100s.  As for rental property, investors can expect to garner monthly rental rates between $1,400 and $2,000 depending on the size and views.

Of course, to get a true picture of the range of sale prices in South Beach real estate, one unit sold this week at Continuum South Tower.  This beautiful unit with almost 2,000 square feet as well as two bedrooms and two baths has so many amenities throughout the residence from amazing panoramic ocean views on large terraces to a wonderful kitchen, luxurious walk-in closets, and special media pre-wiring just to name of few.  Continuum is truly the ultimate in luxury living on South Beach with everything it has to offer from the private beach club to the exotic resort pool, tennis courts and more.   List prices range from almost $800K for a one-bedroom in the North Tower to almost $30 million for a huge 8,000+ square foot penthouse in the South Tower (three units combined into one).  For rentals, only annual leases are allowed with monthly rates falling between $4,500 and about $30,000. 

520 Euclid Avenue, #12, Pinewood Co-op, Sale Price: $140,000
Situated a half-block north of SoFi, this is an updated and lovely studio.  It features wood floors, walk-in closets, gas stove and stainless appliances as well as lots of storage.  The location is ideal with everything in South Beach just a short walk away.  Additionally, parking is available for $50 per month.  Units at Pinewood are ideal for first time buyers, investors and buyers looking for a weekend getaway.  Only two studios have sold recently with both sale prices at $140K.  Investors typically garner about $1,000 to $1,300 per month for monthly rental rates with similar properties.

Worth Consideration
While the perception is that South Beach real estate is only for the rich and famous, recent sales prove that it can be very affordable for all types of buyers from first-time buyers and real estate investors.  This is a wonderful part of the city that draws so many different people.  South Beach real estate is very much worth checking out.

Wynwood: el color de Miami

Cuando avanzas en la calle 2 llega un punto en el que sabes que nada es igual. Miami tiene un paisajismo agradable, una línea estética que la define, un sol que la sella. Pero justo en la intersección donde crees estar en un área sin convivencia, se alza un único edificio con letras blancas que anuncian una lluvia de color: Wynwood.


Las calles de este distrito marcan la pauta irreverente de una ciudad plana. Wynwood desborda carácter, originalidad, desdén, creatividad. En sus calles el arte urbano tiene un oasis, los espacios son el formato, la plataforma, la inspiración.

Como todos los tesoros, nada es obvio. Si bien las paredes de antiguos galpones y talleres son los lienzos del arte conceptual, del graffiti como técnica, eso es mera decoración –una muy especial, ciertamente. Tips para una inversión inmobiliaria extranjera en Florida

De acuerdo a la asociación de corredores de bienes y raíces de Florida casi un 20 % del total de ventas de casas fue hecha a personas extranjeras, en 2012. Y es que, el mercado de bienes y raíces en Miami es uno de los más populares entre los inversionistas extranjeros, quienes en muchos casos –cerca del 30%- buscan una propiedad como inversión más allá de tener una segunda vivienda.

Las ventajas del mercado inmobiliario de Miami la ubican en el top 5 de las ciudades con mayor impulso en el sector a nivel nacional. Donde la revalorización de las propiedades –hasta de un 70%- y su característica multicultural, son uno de sus factores de peso más influyentes en esta faceta financiera de Miami.

Con más de un 31% de compradores extranjeros invirtiendo en la industria de bienes y raíces de Florida, es importante tener en cuenta los siguientes aspectos a la hora de comprar, especialmente en Miami.


Franqueza: Estados Unidos de Norteamérica difiere con otros países en los términos de abertura del mercado de bienes y raíces. Cuando una casa se coloca en el mercado para la venta es colocada en multiples listas de propiedades en venta, lo que permite que cualquier agente licenciado en bienes y raíces en Florida tenga la oportunidad de venderla a cualquier cliente. Existen diferentes leyes con distintos tipos de impuestos como: impuesto de ganancia de capital, impuestos neto por la inversión, etc. Lo más recomendado para este caso es que el inversionistas busque asesoría por parte de un abogado especializado en impuestos y en la compra y venta de inmuebles en los Estados Unidos, ya que esta área es un factor vital en el país.

El uso de la propiedad: en función del tiempo que una persona no residente puede estar dentro de los Estados Unidos, es importante que el futuro inversionista tenga muy en claro el uso que la dará a su propiedad en Florida. Por ejemplo: a menos que sea una persona que tenga una visa de trabajo o de estudiante, los extranjeros tienen un límite de 6 meses para su permanencia en territorio norteamericano. Debido a esto, muchos inversionistas usan su propiedad para rentarla o prefieren mantenerla como una inversión a largo plazo.

What to Do During the Holidays in Miami

Even though it is 75 degrees outside and we all wear shorts and flip flops, the holidays are alive and well in Miami.  The lights, decorations and general spirit of everyone around show that it is the most magical time of the year.  As the season kicks in, following are a few of our favorite events for anyone who is wondering what to do during the holidays in Miami.

Santa’s Enchanted Forest, Tropical Park, Now Through January 5
Even though it opened at the end of October, Santa's Enchanted Forest is the holidays maxxed out.  As the world’s largest Christmas theme park, there are lights everywhere, over 100 rides, shows, games and attractions – let’s not forget South Florida’s tallest Christmas tree.  This is a place where people come from all over the state and elsewhere to take in -- one of those places that you have to see to believe.  Open daily from 5pm to midnight (it has to be dark to see all the lights), tickets are $19.63 for kids age 3-9 and seniors 65+, and $28.97 for Adults age 10-64.  Now, if you think you might go more than once it is worth looking into a season pass with prices at $49.53 for ages 10-64 and $39.25 for kids 3-9 and seniors. Bayfront Park Tree Lighting, Bayfront Park, Friday, November 29, 5-9pm
Next Friday is the official kick-off of the holiday season in Downtown Miami.  With Biscayne Bay as the backdrop, nothing is as beautiful as the huge tree when the lights come on for the first time.  This free event is fun for the whole family and the perfect way to enjoy some true holiday spirit.  The Food Truck Invasion will be on site starting at 5pm with some of our favorite food trucks including Main Stop Grill, Miami Pizza Truck, Sweet Sensations, Burger and Beer Joint and more.  The tree lighting is at 7pm so make sure to be there on time to watch the twinkling lights shine out over the bay while enjoying everyone’s favorite holiday songs.

Miami Outboard Club's 16th Annual Holiday Boat Parade, Saturday, December 14, 6 – 10pm
One of the most awesome sights is watching the boats travel along Biscayne Bay during the annual Miami Outboard Club’s Holiday Boat Parade.  We may not have snow in Miami but who wants it when you can have this  magnificent display of lights!  Boats of all sizes are decorated with colorful lights and decorations in a holiday theme that is so much fun to see.  The food trucks are set up with their food and drinks, and there is music, kids’ activities and to cap the evening off, a large fireworks display.  Yes, in Miami, we shoot off fireworks for most every major holiday.  This event is a spectacular showcase of holiday spirit and definitely one of our favorite holiday events.

The Nutcracker, Miami City Ballet, Adrienne Arsht Center for the Performing Arts, December 19 -24
What would the holidays be without seeing The Nutcracker?  This is the ultimate holiday tradition and the performance by the Miami City Ballet is unbelievable.  From the grace and flow of classical ballet to the beautiful costumes and excitement of the story itself, this is always a must-see every year.  And, seeing it at the Center for the Performing Arts takes it to the next level.  Downtown and the surrounding neighborhoods (Brickell, the Design District and others) are all about excitement and activity.   The Nutcracker is sure to please.  Ticket prices for the performance range from $25 to $79 and are available online.  The best part about Miami City Ballet’s Nutcracker is that if you cannot make it to one of the performances in Miami, you have several other chances to see it either in West Palm Beach at the Kravis Center for the Performing Arts or at the Broward Center for the Performing Arts in Fort Lauderdale during the couple of weeks after Christmas.

While these are the most popular things to do at this time of year, there are many more holiday events in the neighborhoods throughout Miami and the surrounding areas.  Even though it is warm outside, it is still easy to get into the holiday spirit with all of these holiday activities.  We just get to wear shorts and flip flops!  Trust us – it is a lot better this way!

Cipriani – Brickell’s Newest and Chic Hot Spot

If you live in Brickell, then you know how important nightlife and dining out are to most of the residents.  Sometimes referred to as the Manhattan of the South, Brickell is full of that excitement and frenzy that only major metro areas have.  While the reputation of Brickell is its status in the financial world, it includes some of the most fantastic restaurants and bars in which it is important to not only see but be seen.  One of those restaurants is the chic Italian hot spot, Cipriani

Cipriani, owned by the Cipriani brothers who are great grandsons to the founder of the famed Harry’s Bar in Venice, opened in the spring.  With its primo location at Icon Brickell, it is a super high-end restaurant where major financial deals are made.  It makes sense since other Cipriani locations are in high profile areas like Abu Dhabi, London, and Monte Carlo.  Add to that the high ceilings and traditional atmosphere that has a modern edge to it, Cipriani is definitely becoming a Brickell hot spot.  The main level is enormous and has 22-foot ceilings that host two gorgeous Murano glass (we did mention that Harry's Bar is in Venice?) chandeliers.  A lower level features a more casual outside patio that has retractable glass doors, a brick pizza oven and outdoor grill.  

What Brickell Offers Restaurants and Nightlife
As development continues to take place and businesses consider opening in the area, it begs to ask what Brickell offers restaurants and nightlife.  For the most part, unlike many of the areas around Miami, Brickell is much less seasonal with most people living here year-round or spending a considerable amount of time in Miami on business.  And with developers like the Relate Group and Flagler bringing more condominiums to Brickell and the surrounding neighborhoods, it makes perfect sense to want to be in such a popular part of Miami.  For Cipriani, being situated in the heart of Brickell at Icon Brickell, the residents of the three towers, alone, are enough to keep the restaurant at capacity throughout the year.

Real Estate Projects in Up and Coming Edgewater

In a Miami Herald article earlier this year, Edgewater’s location was said to be at “the intersection of funky and trendy.”  And by all accounts, that is exactly where it is located.  Bordered by NE 17th Street (north); Tuttle Causeway at 36th Street (south); Biscayne Bay (east); and, the railroad or Biscayne Boulevard (west), Edgewater is bursting with real estate projects from some of the most successful developers in the country and, even the world. 

This once devastated neighborhood is coming to life with excitement as the economy rebounds.  Edgewater has two big draws that makes it a target for revitalization: its close proximity to the fashionable Design District and Midtown neighborhoods, and its prime location fronting Biscayne Bay. 
With the explosion of high rise projects under construction or in the works to begin construction, there are a few Miami condominiums worth mentioning as they bring so much to the community in terms of amenities and lifestyle as well as their appearance along the Miami skyline.

Icon Bay, 460 NE 28th Street
Developed by the iconic Related Group, Icon Bay is situated facing Biscayne Bay.  With construction underway and already to the fourth floor, this building is sure to be an Edgewater landmark.  When complete, the 40-story condominium will feature unbelievable panoramic views from every residence and luxury details.  With only 8 units on each floor ranging in size from 900 to over 2,000 square feet (penthouses), a water park and all the community amenities that are expected in a high-rise condominium of this caliber,  it is no wonder it has been so well received.  Its popularity is very apparent in the simple fact that the building is virtually sold out.

Paraiso Bay, 600 NE 31st Street
Another brain child of Jorge Perez and the Related Group is glamorous Paraiso Bay.  Spanish for ‘paradise,’ this pre-construction condominium is tentatively scheduled to begin construction in the next few months.  It will be set on five acres that will include a beautiful new park.  The plans call for two- 55-story towers each housing approximately (345) one, two, three and four-bedroom units ranging in size from about 1,000 square feet to about 2,500 square feet.  Each residence will showcase glorious bay views.  Each floor will contain a maximum of seven units that look to be lined across the building.  One amazing accomplishment of Jorge Perez is that with the five-acre plot of land on which Paraiso Bay will be developed, he has successfully and permanently closed off 31 Street at the Bay in return for adding a park with playground equipment, lots of green space and more.  List prices for Paraiso Bay fall between the mid-$500s and over $1.1 million for units that range in size from just over 1,000 square feet to well over 2,100 square feet.  For more details, check out a recent blog entry and stay tuned for information as it becomes available.

Biscayne Beach, 711 NE 29th Street
Biscayne Beach is another pre-construction project in Edgewater tentatively set to begin construction in early 2014. The plans call for a 51-story bay front high-rise condominium with 399 units.  This masterpiece is under development by Eastview Development and GTIS Partners and will showcase Miami’s first manmade beach club directly on Biscayne Bay.  Biscayne Beach residences will offer one, two, three and four-bedroom options in addition to penthouses with private rooftop garden terraces.  Every unit will also have floor-to-ceiling windows, large balconies and beautiful Biscayne Bay, Miami Beach and city views.  List prices range from the mid-$400s to well over $1 million for units with sizes between almost 900 square feet and over 2,100 square feet (penthouse prices available upon request).

A Growing Neighborhood in Miami
With Miami condominium construction in such a growth mode, Edgewater is definitely a growing neighborhood.  In the aforementioned Miami Herald article, Carlos Rosso, President of Condo Development at Related Group said that “Edgewater’s layout works well for high-rise condos” as it sits in a prime area of Miami with Biscayne Boulevard running parallel to the Bay is the major thoroughfare of Biscayne Boulevard with shops and restaurants. He said “it’s an attractive area.  It’s got good bones.” That refers to its structure and placement with the Design District, Midtown and the Wynwood Arts District surrounding it. With more and more developers gobbling up parcels of land, it will be fun to watch Edgewater become one of the most sought after neighborhoods in Miami – it is not already there.
