Top 3 Iconic Buildings in Miami





Every famous city in the world has its own iconic architecture, and Miami’s unique skyline keeps renewing itself every year. But some buildings, like the Miami Tower or the Atlantis Condominium, became instant classics from the very first moment they were inaugurated. 1.    Miami Tower
           
Some might say that this is the most iconic building in Miami. It’s the seventh tallest development in the city, and with its 625 feet of height, it can be seen from many spots in Miami. This 47-story development was built in 1987 and designed by the Pei Cobb Freed & Partners architectural firm. It became a classic right away, and what’s more striking about this building is its $1.5 million LED system that, during the nights, displays all kinds of colors with movement and messages. 
It’s common to see it displaying the colors of particular holidays; it’s definitely quite a show. Miami Tower is one of the most important buildings not only in Miami but in the entire state of Florida.

2.    Atlantis Condominium

Another instant classic built in the early 1980s. This luxurious landmark became quite famous thanks to the opening credits of the television series “Miami Vice” and because of its unique design; it’s actually quite easy to recognize and remember thanks to the beautiful glass facade and the 5-story palm court which is cut out of the building. Located on Brickell Avenue, it’s definitely one of the most memorable buildings in Miami and a very important part of its modern skyline.

3.    Icon Brickell

Now, to mention a much newer building (2008), Icon Brickell should be in everyone’s top list of the most beautiful buildings in Miami. It features some of the best views in the entire city; the turquoise pool right in the middle of the three towers and a fantastic overview of the Miami canals right on their way towards the Caribbean Sea. It’s 586 feet tall, and its modern design and iconic location make it one of the most important buildings in the area, and definitely one of the most beautiful skyscrapers in the city.

The best thing about the Miami skyline is that it keeps renewing itself every year. Currently, there are some great projects about to start and some buildings soon to open their doors for the first time, such as the One Thousand Museum by Zaha Hadid Architects in Biscayne Boulevard. It will be 700 feet tall, full of luxury, and will have some of the best amenities you could ever imagine. It will be finished in 2018 and many of the apartments have already been sold.

Investing in Brickell

Downtown Miami’s full-time population has increased to nearly 90,000, that’s up to 32% since 2010 and 150% since 2000. What does this mean? What a new report by Miami Downtown Development Authority has confirmed: Young professionals are moving and investing on new businesses in Downtown Miami. Restaurant openings, cranes, and traffic snarls are not just a coincidence.

Out of this 90,000 people increase, about half of them are young professionals between the ages of 20 and 44. They have filled more than 20 new residential towers, built since the last real estate boom.

Whitney McLees, a 30-year-old woman who recently moved to the new Melody Tower, in downtown Miami, said: “There are restaurants and stores popping up all over, and I feel like millennials are really driving that energy.”

It’s not a supposition, but a fact, that Downtown Miami is growing as days pass by. This is why it has become a great city to invest in, since it grows more economically stable every day. Brickell is one of those places that should come to mind when thinking about investing. It’s a very good deal to buy a property and then lease it to generate annual profits. SLS Brickell - New construction in Brickell

With condominium construction in Miami real estate kicking into high gear, the Related Group seems to be at the helm of many of the projects.  From those currently under construction like My Brickell, Millecento and Apogee Beach in Hollywood to the pre-construction condominiums like Icon Bay and Beachwalk in Hollywood, The Related Group knows that there is high demand for condominium and hotel space in South Florida especially in Brickell.  According to a recent article in Daily Business News, “Brickell is experiencing a demand for hotel rooms.”  Because of this, the Related Group is responding with a new project combining a luxury boutique hotel with luxury condominiums which we refer to as SLS Brickell as the exact name has not yet been announced.

Just announced, the SLS Brickell project includes a 52-story building with three restaurants; a luxury boutique hotel occupying the 3rd through 9th floors; and 451 condominium residences from the 10th to the 51st floors (11 units per floor).  The Related Group and Philippe Starck, who also designed Icon Brickell, have enlisted the architectural firm of Arquitectonica to design SLS Brickell.  Known for other architectural masterpieces in Miami including the Miami Museum of Art, the South Miami Cultural Arts Center, and others, Arquitectonica is also designing the upcoming Related Group residential project, Icon Bay.   Plans currently call for the condominium residences to include one, two and three bedroom units all with the square footage ranging between 717 square feet to just over 1,500 square feet.  Just like the other Related Group projects, SLS Brickell will definitely be a beacon in Miami architecture.

Located at 1300 South Miami Avenue, next to Infinity, SLS Brickell will be situated in the heart of Brickell, Miami’s financial district, and close to everything around there including Brickell Village and CitiCentre (under construction) not to mention its close proximity to Biscayne Bay.  Additionally, this ideal location offers super easy access to I-95 and is just minutes away from the growing neighborhoods of the Design District and Wynwood Arts District.

Amenities
With a luxury hotel occupying six floors of the project, the residents of SLS Brickell will have access to all of the hotel amenities and with a hotel at this level, the amenities are sure to be plentiful and well above standard.   Some of the hotel amenities include the hotel swimming pool on the 9th floor terrace along with access to the Hyde Lounge, Ciel Spa, state of the art fitness center, executive business center and grand ballroom.  In addition, there will be three restaurants, Katsuya, Bazaar by Jose Andrews and another by Michael Schwartz from Michael’s Genuine Kitchen. 

While the details of the residences have not been revealed, knowing the other residences developed by the Related Group, residents can expect all the bells and whistles that accompany residential condominiums at this level.  One amenity that has been disclosed is the resident-exclusive pool and club located on the 52nd floor terrace.

The current plans for the residential properties at SLS Brickell include one, two, and three bedroom units with only 11 units on each floor.  With pricing starting in the $200s, SLS Brickell is a great opportunity for investors as well as first time buyers seeking Brickell real estate.  The pricing is as follows:

As the construction date has not been announced, reservations are accepted with a deposit and the payment schedule is structured as follows (dates are tentative and subject to change):
  • 10% with Reservation (April 2013)
  • 10% at Contract (July 2013)
  • 10% at Groundbreaking (November 2013)
  • 10% at 25th floor (9 months after groundbreaking - August 2014)
  • 10% at Top off (June 2015)
  • 50% at closing (mid-2016)
