The Five Most Expensive Condos in Downtown Miami

The five most expensive condos in downtown Miami have several things in common, the most noticeable of which is that they are all located on Biscayne Boulevard. There is no surprise in that, as downtown Miami condos are some of the most luxurious and amazing.

Two of our top five are located in the 900 Biscayne community and two at Marquis.

We thought it might be fun to take a look at these homes and the communities that contain them.


Number Five
Listed at $2,850,000, number five on the list of most expensive condos in downtown Miami is located at Marquis Residences, the tallest residential tower on Biscayne Boulevard. The Biscayne Beacon at the peak of the glass-sculpture-like building is just one of the impressive brainstorms of the famed architectural firm Arquitectonica.

Overview of the Village of Miami Shores


A suburb of Miami, the village of Miami Shores offers residents just about everything they need in one convenient location. Situated within the area is Village Place, a popular shopping destination and includes the highly rated Cote Gourmet French restaurant.

If you’re curious about what it’s like to live in Miami Shores, here is some interesting information about one of our favorite Miami villages.

Miami Shores Quick Facts
According to the 2010 census, Miami Shores was home to 10,493 residents.
Almost 82 percent of the village’s residents own their homes.
The median household income of Miami Shores residents is significantly higher than the state’s median.
The percentage of women-owned businesses in the village is higher than that of the State of Florida.
The village of Miami Shores comprises 3.75 square miles, of which 2.5 square miles is land and the rest is water.



Housing in Miami Shores
Many Miami Shores homes are on the National Register of Historic Places. These homes include both Spanish Colonial and Mediterranean Revival styles. Properties for sale in Miami Shores range from $60,000 to $4 million. 

Rentals in Miami Shores 
Rent prices currently start at about $1,000 (700 sq. ft.) to about $3,000 (1,623 sq. ft.) monthly although listings are updated daily. The least expensive rental is a one bed and one bath with the most expensive being a two bedroom one bath.

Miami Shores Condos For Sale
The least expensive homes in Miami Shores are condos. Current condo prices range from $94,900 for a one-bedroom, one-bathroom condo at Shores Plaza, to $275,000 for a 2-bedroom, 2.5 bathroom unit at Harbor Club Villa.

Mid-priced condos in the village include another one of the units at Harbor Club Villa, priced at $179,000. This home features 2 bedrooms and 2.5 bathrooms in 1,507 square feet of living space. This is a corner unit, and the $425 per month maintenance fee includes dockage (with direct access to the bay) for an up to 35-foot boat.



Single Family Homes For Sale in Miami Shores
Currently available Miami Shores single family homes range in price from $135,000 for a 1926 charmer with 3 bedrooms and 2 bathrooms, to $3,399,000 for a remodeled home on the water. This home features 3 bedrooms and 4.5 bathrooms in 3,521 square feet of living space.

Transportation in Miami Shores
Funded by the Citizen’s Independent Transportation Trust, the Miami Shores Shuttle serves the residents of Miami Shores. This 25-passenger, intra-village shuttle bus system stops at various locations throughout the village, including popular specialty shops, Publix, CVS and restaurants. It also stops at Aventura Mall.

The shuttle runs from 1 pm to 6pm Monday through Friday, excluding holidays.

Recreation in Miami Shores
The Miami Shores Country Club offers village residents tennis courts, a recently refurbished golf course, putting greens and driving range. The clubhouse features dining and banquet facilities.

Next to the country club you’ll find the Miami Shores Aquatic Center which features a competition-sized swimming pool. Shipwreck Cove, located within the complex is every kid’s dream-come-true, with a kiddy pool, water slides and animal-shaped water features big enough for them to play on. The Aquatic Center also holds special events, such as movie nights.

The heart of Miami Shores is the McCall Community Center, located on 96th street. Indoor activities include workshops, craft and hobby classes and fitness classes such as yoga, Pilates and gymnastics.

Outdoors, at the Abdella Field House you’ll find tennis, volleyball, basketball, soccer and baseball facilities.

Waterfront Luxury in Sunset Islands


If waterfront views are a must for you, consider purchasing a home in Sunset Islands. Here you’ll find some of the most in-demand real estate in Miami, popular for its proximity to South Beach and its location on Biscayne Bay. Locals love the islands most of all for the views: Venetian Islands, downtown and, the islands’ namesake -- incredible sunsets.

There are four islands in the Sunset Islands, with two separate entrances. Sunset Islands I and II are accessible from 20th street and 29th street will take you to Islands III and IV.


Typical of most Miami luxury enclaves, the pricier luxury estates are located on the waterfront, while more modest homes are found inland. Waterfront homes offer ocean frontage to accommodate yachts of big size. 

Current sale prices in Sunset Island range from $1.4 million to $14.5 million. Here are a few homes you may be interested in seeing:

The least expensive home on the Islands is priced at $1.4 million. It features a wide-open floor plan with wood and marble flooring. The bathrooms and the kitchen have been tastefully updated with black granite countertops in the kitchen. There is also a heated pool in the tropical backyard.

Stepping up in price, to $2.2 million, you will find a delightful two-story home with three bedrooms upstairs and two on the ground floor. There is both a formal living and dining room and an amazingly large family room with built-in bookcases and a sound system. The brick-edged swimming pool in the backyard rounds out this home’s ambiance.

There are no homes currently available in Sunset Islands in the $3 million range. The closest to that price is a recently-remodeled beauty priced at $3 million. With 4 bedrooms and 4 bathrooms, this home offers 4,717 square feet of living space and features an office, a gym and a chef’s kitchen. Outdoors you will find lush landscaping and an infinity pool.


The lowest-price waterfront home currently being offered is priced at $4.4 million. It features 4 bedrooms and 4 bathrooms in 4,559 square feet of living space. You’ll find marble floors throughout much of the home and expanses of windows from which to gaze at the sunsets. This home also offers an indoor water feature, large bedrooms, a media room and chef’s kitchen. This home's outdoor area is an entertainer’s delight with an infinity pool, a bronze fountain and a 70-foot dock.

Perched at the top of the Sunset Islands housing market is Palacio del Eden, a magnificent estate with 100 feet of bay views. It also offers five bedrooms, five full bathrooms and three half bathrooms, in 9,994 square feet of living space. Enter the foyer and gaze at the backlit stained glass dome above. Enjoy the 13-seat theatre, the billiard room, and the fully-equipped gym. This estate also features a chef’s kitchen, a wine cellar, an infinity pool on the bay and a 4-car garage.


There are also rentals available in Sunset Islands ranging from $10,000 monthly with 3,325 sq. ft. to $69,000 monthly with 5,285. There is not as much variety in available options rentals as opposed to purchasing in Sunset Islands but rentals lend themselves for shorter stay period or less of a financial commitment.

Miami Beach Edition Residences by Ian Schrager



Ian Schrager is most known for his co-ownership of Studio 54. Now, Schrager is bringing to the city Miami Beach Edition, a high-end hotel that will includes units for interested buyers as part of The Residences at Miami Beach Edition

Set to open in early 2014, the 26 high-end homes at The Residences adjoin the Miami EDITION Hotel and are located on the site of the previous Seville Beach hotel, 2901 Collins Avenue. While Miami residents have become complacent about new complexes that feature nightclubs and eateries, Schrager goes a few steps further and offers an ice skating rink and bowling alley as well to ensure that no such complacency takes place.


When seeking a “less-is-more” design, there is no one better than architect John Pawson. The New York Times describes Pawson as harboring an unsentimental attitude toward design, “with an almost monastic austerity.” Nowhere is this austerity better demonstrated than in the new Miami Beach Edition.

The building features 11 stories with 250 hotel rooms. The residences take up the top two floors. Units feature floor-to-ceiling windows and wide terraces. According to Schrager, quoted in the Miami Herald, homes will have from one to four bedrooms and be priced around $3,000 per square foot. Schrager is setting one aside for himself.

Prices range between $4 million to $8.5 million. Residents will receive priority to hotel amenities, facilities and housekeeping.
