1100 Millecento

Completed just a few months ago, 1100 Millecento real estate listings are constantly popping up on the Miami-Dade MLS – four in the last two weeks to be exact.  This gives us a reason to remind potential buyers about this spectacular Related Group property that began construction back in 2012.  As one of the most recognized Miami condominiums and the third “post-recession” Brickell condominium to be completed, 1100 Millecento climbs 42 stories into the Miami skyline with 382 residences overlooking the Miami skyline as well as Biscayne Bay.

The Parties Responsible for This Masterpiece
It is Brickell so the most obvious party is The Related Group which developed 1100 Millecento.  From there, Carlos Ott was tapped to bring the idea to reality as the architect responsible for designing this new tower as well as other condominiums like ECHO Brickell. 

The Pininfarina Group, chaired by Paolo Pininfarina, stepped up to design the interior in a well-appointed style that only his firm can create.  The Pininfarina Group, known for its unique design of such well known high-end vehicles like Maserati, Ferrari and Rolls Royce, moved into the interior design arena and has already made a name for themselves with this building and Beachwalk in Hallandale.

1100 Millecento is perfectly situated at 1100 South Miami Avenue in the heart of Brickell.  Just a couple of blocks from Mary Brickell Village, 1100 Millecento is close to restaurants, shopping, grocery and the spectacular embassies and consulates. 

Brickell is the financial district of Miami and currently in a huge growing mode with condominiums, commercial space and mixed-use properties under development and construction.  In the middle of it all, 1100 Millecento stands out above the rest.

1100 Millecento is an amazing building that features fantastic amenities for residents and their guests.  The most obvious place to start is the 9th floor pool deck with Club Citta Clubhouse and a resort-style pool and lounging area.  Additionally, the state-of-the-art fitness center overlooks the pool and offers city views making working out much easier.  On the 43rd floor is the Cielo Club pool with private cabanas and even more unbelievable panoramic Miami skyline views. 1100 Millecento also features a private screening room (theatre), 24-hour security, valet and concierge, a multi-media room, a catering kitchen and assigned parking just for starters.

The ground and mezzanine floors of 1100 Millecento are reserved for commercial space.  A recent article in The Real Deal notes that over 17,000 square feet of space just sold for $10.5 million.  Retail and restaurants are slated to occupy the space once the buildout if finished.

Each residence is well-appointed with high end finishes of rich wood and contemporary style expected from Pininfarina.  Some of the features include nine and 10-foot ceilings, smart building technology, hurricane resistant glass, doors and railings, gourmet kitchens with an Italian flair – stone counter tops, stainless steel appliances and imported tile floors.  On top of this, the patios are large and perfect for enjoying the South Florida sunshine and breezes.

With the building complete and residents inhabiting their homes, there are still properties available for sale.  1100 Millecento offers studios, one and two-bedroom units with square footage ranging from 578 square feet (large for a studio) to almost 1,300 square feet. List prices start under $300K for a studio and climb to about $800K for a two-bedroom property.  

As for 1100 Millecento rentals, monthly rates for studios typically start at around $1,800 while one-bedroom and two-bedroom units start at about $2,000 and $2,300, respectively. 

Worth Consideration
1100 Millecento is worth consideration when looking at property in Brickell. The neighborhood has so much to offer and the condominium brings more opportunities to live in a new building with list prices that attract different buyers.

MyBrickell

Completed only a few months ago, property owners who bought at MyBrickell are already in the selling mode.  The increase in list prices this time around is astonishing.  To give you an idea of what we are talking about, preconstruction prices for studios first started at about $169K.  The lowest priced studio listed on the MLS is at $290K (reduced from $329K in February) – a 71 percent increase in list price.  On top of that, there are currently 20 listings at MyBrickell – all resales.  We know that the real estate market is heating up but holy smokes!

About MyBrickell
MyBrickell is unlike any other condominium in the Brickell neighborhood. It definitely stands out from the other condominiums in that it is brightly colored and a blend of contemporary, art deco and even eclectic in its interior and exterior design.   The condominium building 184 units on 25 floors with an expansive retail push on the ground floor as well as a fitness center, a huge and really cool lobby, and a lavish pool bar area.  The whole idea behind MyBrickell is that it is designed to be a pedestrian friendly condominium that is close to everything – within walking distance.

There is a breezeway that connects MyBrickell to the Brickell Financial Center next door as well.  On top of that, the new Brickell CitiCentre is under construction right next door.  In terms of location, MyBrickell’s cannot get any better!  Get the picture?
On its own merit, Brickell is Miami’s answer to “business is booming!”  There is so much construction happening that the area is morphing into what some call the “Manhattan of the South.”  But don’t let that scare you – it is a really great place to be especially if you work in Downtown, Brickell or even Midtown.

The Brains Behind MyBrickell
First of all, it started with an idea and began development with the backing and power of The Related Group.  Then, Arquitectonica entered the picture to create this one-of-a-kind masterpiece that is something you have to see to believe.  From there, Karim Rashid added his individuality to it and created a design that stands apart from the pack.  It is kind of like a bit of South Beach crossed the bridge and landed in Brickell.  This design is perfect for this area but one could never imagine it anywhere else.  It is a fascinating building that makes many Miami residents want to say that they “live at MyBrickell.”

Where do we start?  In terms of community amenities, the condominium offers tons of them from the state of the art fitness center to a delightful outdoor pool deck with a great pool bar to a game room and expansive art deco-style lobby.  The whole theme around MyBrickell is its pedestrian-friendly atmosphere.  With that in mind, there is parking next door but only one and two bedroom residences come with one assigned parking spot while studios must use valet parking.

As for residences, the residences are spacious with studios having 600 square feet and the largest two-bedroom/two-bath having over 1,300 square feet.  The loft-style kitchens feature stainless steel appliances and tiled backsplashes.  Views from the residences showcase the city and water.  The living area is open and airy, and the master bedrooms have very nice walk-in closets.

The interesting thing about MyBrickell is the number of units available for resale.  Currently there are over 20 studios, one, and two-bedroom properties listed on the MLS.  In fact, with a building that has just been completed, 14 percent of the building is for sale.  The average cost per square foot of those listed is about $525 compared to the original cost per square foot during pre-construction sales of around $360.  It is important to note that most of the MyBrickell listings for re-sale listed have already received price reductions since none have closed to date.

As for MyBrickell rentals, there are 27 available as of today with monthly rental rates ranging from $1,500 for a studio to $3,500 for a two-bedroom/two-bath unit.  Most are listed as unfurnished annual rentals and for those who rent them, they get brand new everything.  In the renting world, that accounts for a lot.

With new construction booming in Brickell and even more in the works in the surrounding neighborhoods, it will be interesting to watch what is to come with the sales and rentals of MyBrickell condominium units.  In terms of locations, you can’t ask for anything better than where it is located and the character and uniqueness stand out above the rest.  It is simply an architectural masterpiece and one that is going to get even hotter as construction around it completes.

The Bond on Brickell – Another Brickell Vision Turning into a Reality

Yet again…another Brickell vision is turning into a reality.  The Bond on Brickell is set to break ground this fall and place yet another new condominium building in the center of all of the Brickell action.

The Bond on Brickell, originally placed on the back burner following the real estate crash a few years ago, is back and slated to begin construction in October.  The 44-story residential tower will house 323 condominium residences with a variety of accommodations including studios, one, two and three-bedroom units along with lofts and penthouses.  According to an article in the Miami Herald, Alan Ojeda, President/CEO the Rilea Group, says he is “looking for a very urban, New York/London feel -- not flashy, but solid, sound elegance.”  From the looks of The Bond on Brickell, elegance is the perfect word to describe it.  It features a very attractive contemporary design with sleek lines.  The design is to appeal to a wide range of buyers from all over the world. 

The People Involved Bringing The Bond on Brickell to Life
As a premiere Miami developer, the Rilea Group is coming to the table with a strong set of players bringing The Bond on Brickell to life.  The Rilea Group is well-known in Miami for other downtown buildings including One Broadway Brickell, Met 1 Miami (acting as project managers), 1450 Brickell Avenue, and Sabadell Financial Center also in Brickell.  Much of the original plans that were put in the drawer have been pulled back out to proceed as originally planned and with the same players.  Responsible for bringing conceptual ideas to life on paper is the Coral Gables architectural firm of Nichols, Brosch, Wurst, Wolfe, and Associates which did the same for the Plaza on Brickell, Fontainebleau II and more.  Coastal Construction (Aqua Island, Trump Hollywood) is pegged to take the plans and turn them into a building with Loguer handling the interior design.

Located on one of the absolute best blocks in Brickell, The Bond’s address is 1080 Brickell Avenue.  With a Brickell address, the building is planned to feature a narrow stretch of frontage on Brickell Avenue but and extend along the new and gorgeous Brickell Flatiron Park (can you say ‘view’?).  The best part about the location is that because it is adjacent to the park, there is no chance of another skyscraper popping up next to it in the next few years.  Additionally, the condominium tower is within walking distance to everything in Brickell including Mary Brickell Village, American Airlines Arena, Brickell CityCentre, and the Performing Arts Center as well as excellent Brickell restaurants and night-time hot spots.

Mary Brickell Village Restaurants Offer the Perfect Place for Every Occasion

It never fails.  The question of where to eat becomes the main topic of conversation with just about everyone at one time or another.  Whether it is picking the perfect place for a first date, hosting a business lunch or figuring out “what you are in the mood for” while shopping, after work, or on the weekend, Mary Brickell Village restaurants offer the perfect place for every occasion. 

Dining Out on Date Night/Special Occasions.  There is nothing like going out to dinner (or lunch) in Miami – especially in Brickell.  For special occasions like anniversaries, date night (first ones especially!), or any night that you need to feel a little nurtured, plan to dine at one of the chic restaurants at #Mary Brickell Village.  At any of these, it is all about ambiance.

A favorite of locals and visitors to Miami love the Oceanaire Seafood Room.  From the dim lighting to the rich looking décor and large wine glasses to the fresh seafood delicacies, this is always a top recommendation from most anyone who lives in Brickell and other parts of Miami alike.  One very nice touch that sets it apart from other area establishments is that the chef has the menu reprinted twice a day so that they are on top of the local catches they get. 

Another wonderful place for family and friendly get togethers is Toscano Divino.  When we say it is some of the best Italian food you will ever have, we mean it.  OMG!  No matter the simplicity of the meal (after all, it is pasta), the flavor is something to be savored to the point that you enjoy each bite.  Add to that an incredible wine list and you are guaranteed a perfect evening.  Make sure to get there a little ahead of your reservation so that you can have a drink at the bar then eat inside or outside.  No matter the atmosphere you will have a great meal.

Just Grabbing Dinner on the Fly.  There are a few restaurants at Mary Brickell that are perfect when you are just grabbing dinner on the fly.  One is Balans.  It has a nice atmosphere with good food that is not too terribly pricey.  There always seems to be a wait which means a lot of people like to eat at Balans so seating yourself at the bar is a good plan.  Speaking of the bar, Balans always has Happy Hour specials with food and drinks so sneak in a little early for a light dinner. 

We cannot forget to mention PF Chang’s – a favorite of anybody anywhere.  Have you ever wondered how many Lettuce Wraps they make each day between lunch and dinner?  While so many visiting Miami want to dine at new places, PF Chang’s is one of those fall backs when everything is jam packed.  You can always count on a good meal and nice wine.

Wanting Something Really Casual. When you want something really casual, there is nothing like a good juicy burger from Burger and Beer Joint.  You can build your own burger or order one of their specialties off the menu and enjoy onion rings and ice cold beer with them.  It does not get much better than that. 
When your inner Southerner takes over, you need to have dinner at Brother Jimmy’s.  The South (no not Florida) is known for its barbecue and in North Carolina alone is a big barbecue state.  At Brother Jimmy’s, everyone can have some of the best NC barbecue as well as other Southern specialties like fried chicken and catfish or burgers and salads.  No matter what, you know you are going to have a great meal that is not the typical “Miami fare.”  Brother Jimmy’s is great for a weekend lunch or dinner at the end of a day of shopping.

Mary Brickell Village – The Hub of Brickell

Brickell is sometimes called the ‘Manhattan of the South’ because of its high-rise buildings, its focus on the financial arena and its truly cosmopolitan atmosphere.  Because of the confidence that investors have in the Brickell real estate market in terms of newly constructed condominiums and more in the works, the demand for property continues to rise.  Along with the surge in residential and mixed-use real estate comes the desire for businesses and retailers to be located in Mary Brickell Village – the hub of Brickell.

Services.  Of course, because so many Brickell residents need convenience more than anything, there are the businesses and services that everyone needs such as salons and barbers like Blo Blow Dry Bar, Razzle Dazzle Barber Shop, jewelers, florists, Fed Ex Kinkos, dry cleaners and more.
Major Anchors.  One of the major retailers (anchors) of Mary Brickell Village is Publix.  With an extensive wine collection, a wonderful bakery, deli and organic section, Publix is a favorite grocer of all Floridians.  To have one in Brickell Village makes it so easy for Brickell residents to have convenient access to a store so essential to everyday living.  Plus, this is a perfect stop to pick up lunch when on the go!  In addition, LA Fitness is a huge fitness center at Mary Brickell Village.  It features state of the art fitness equipment as well as the most current group workouts and individual training.  Like every other place in Brickell, it is easy to get there and get a quick workout before work, during lunch or at the end of the day.

One key factor to living in Brickell is convenience.  The shops at Mary Brickell Village make it possible to have everything in one place.  It is so easy to quickly stroll over to the center during work or casually meander throughout the center on a Saturday or Sunday afternoon.  While it is a frequent stop for Brickell residents, it is also a destination for those living in other parts of Miami-Dade County.  Mary Brickell Village is definitely the hub of Brickell.

Top Five Brickell Sales Under $500K in 2013

Brickell real estate is definitely on fire.  With almost 900 properties priced under $500K on the market and over 200 closings in the same category of properties since the beginning of the year, it is evident that the market has rebounded.  Additionally, there are new condominiums under construction with more plans in the works.  It is an excellent area for many Miami real estate buyers including first-time buyers and investors.  With this in mind, the big question seems to be “what does $500K buy in Brickell?”  So, to answer it, following are the top five Brickell sales under $500K in 2013:

475 Brickell Ave #BAY 701, Icon Brickell One, Sale Price:  $499,000
At Icon Brickell, a buyer purchased a one-bedroom, one-bath Bayliner unit.  This home has a contemporary-designed kitchen with stainless steel appliances, granite counter tops, and sleek cabinetry.  The main living area’s predominant attribute is the sliding glass doors that showcase a balcony looking out to the beautiful water and city views just like that in the master bedroom.

This one-bedroom, one-bath floor plan is the larger one-bedroom plan with 1,035 square feet.  From the location in the building, there are beautiful city and bay views that go out as far as the eye can see.  Like the others in the building, kitchens feature granite counters, stainless steel appliances and contemporary cabinetry. 

For the most part, $500K affords buyers a one-bedroom, one-bath unit (every so often a two-bedroom lists at this level). Icon Brickell is one of the prominent condominiums in the entire area.  With its unique architectural design, it is also probably the most recognized buildings.  Included on the property are three towers of which one is the Viceroy Hotel where all residents of Icon Brickell have access to the hotel amenities.  Even though the building is only four years old, units have been individually designed in terms of fixtures and finishes.  Icon Brickell offers its residents wonderful extras like a two-acre pool deck surrounding an infinity edge Olympic sized pool, Jacuzzi, reflecting pool, concierge, valet, security and more.  While list prices range from the low-$300s for a studio to over $2 million for an upper level three-bedroom, rental rates fall between $1,800 and about $9,000 per month.

1420 Brickell Bay Drive, #1101A, Bayshore Place, Sale Price:  $495,000
Bayshore Place is situated on Biscayne Bay with the most spectacular views imaginable.  Of the only six units sold since 2011, this unit has the highest sale price.  It encompasses three bedrooms and two baths in 1,433 square feet. 

Rarely ever is a unit at Bayshore Place listed for sale.  When it does, the property is quickly scooped up.  Built in 1973, Bayshore Place is a boutique condominium with only sixteen floors and 123 total units.  This is the quintessential classic Miami condominium and offers one, two and three-bedroom residences with square footage ranging from 854 to 1,433 square feet.  Some of the amenities include a gym, covered parking, a picnic area, swimming pool and amazing bay views.  As for rentals, investors can expect to get anywhere from $2,200 to over $3,000 depending on the location and size of the unit. 

951 Brickell Ave #2311, The Plaza on Brickell, Sale Price:  $492,000
At the Plaza on Brickell, it is very realistic to expect to find a great two-bedroom, two-bath unit with beautiful views.  Of the (25) two-bedroom units that have sold since the beginning of the year, sale prices have ranged from $400K to $650K. Units have a modern design with contemporary fixtures and finishes.  The kitchens have granite counter tops, stainless steel appliances and contemporary cabinetry.

The Plaza on Brickell features 1,000 one, two and three-bedroom units in two buildings.  With 440 units on 44 floors in the west tower and 56 floors containing 560 units in the east tower, there are lots of options for property ownership.  List prices fall in a broad spectrum from the low-$300s to about $2 million.  As for real estate investors, rental property ranges from about $2,000 for one-bedroom rentals to over $3,000 for a two-bedroom rental.  Rentals are based on primarily on annual leases although short-term rentals are allowed for a minimum of 30 days with the maximum number of times at 12 each year.  As with short-term rentals, monthly rental rates are typically a little higher as the residence is furnished and renters expect to pay more.

1155 Brickell Bay Drive, #PH208, The Mark on Brickell, Sale Price:  $490,000
With a very uniquely designed interior, this two-bedroom, two bath penthouse located in a part of the condominium with private access sold just under $500K – a penthouse for under $500K.  It was remodeled to feature a bathroom with a wet-room shower, glass blocked wall, a very contemporary kitchen and so much more.  Some of the amenities are 24-hour valet and security, a nice pool area, tennis courts and more.

Built in 2001, The Mark on Brickell has 360 units on 36-stories comprised of one, two, and three bedroom suites and penthouses. Several condos in the Mark on Brickell include large bedrooms with walk-in closets, storage rooms, and screened patios, while all have large balconies with beautiful views of the city, Intracoastal Waterway and the Atlantic Ocean.
