Top Five Miami Beach Listings Under $1 Million

Miami Beach is always one of the most fascinating parts of Miami-Dade.  It brings together an eclectic and diverse mix of residents and visitors with one thing in common – to be close to the water and to live in the middle of excitement and constant fun. 

If you are thinking of buying in Miami Beach, list prices start just over $100K for studios in quaint, classic Miami Beach condominiums and climb all the way up to $30,000,000 for massive penthouse residences that have panoramic 360° views on the southernmost tip of Miami Beach.  Even though, there is affordable Miami Beach real estate, the most sought-after addresses in this part of one of the most spectacular parts of Miami typically start at just under $1 million.  Here are the top five Miami Beach Listings under $1 million.

2201 Collins Avenue, #503, The W South Beach, List Price: $1,000,000
The W Hotel speaks for itself.  Pristinely situated in South Beach with spectacular views of the Miami coastline, this slice of paradise is available fully furnished along with access to all of the amenities of this five-star hotel.  Plus, when you are not able to enjoy it yourself, it is available in the hotel’s pool of rental properties so that you can benefit from the rental income that comes with owning this unbelievable unit.  In addition to the elegant décor, the balcony is very inviting and features beautiful ocean views.  There are currently 32 listings at the W South Beach with list prices ranging from the mid-$800s to about $20,000,000 for spectacular penthouse residences.  For similar studios, this unit is one of the more affordable ones in the building where studios range from the mid-$800s to about $1.5 million.  As for rental rates, they fall anywhere from $5,000 to $40,000 per month.  Seasonal and annual rentals are available as are nightly within the hotel’s rental program where rates range from $700 to $7,000 per night.  Over the past six months, nine studio properties have sold with an average sale price of $908K.  To own property at the W South Beach is a true aspiration for many Miami residents.  This property makes that dream a little more attainable.

208 Jefferson Avenue, #107, Beach Colony, List Price:  $999,000
The Beach Colony is one of the most sought after residences in Miami Beach and rarely has a unit for sale so when it does the property is quickly scooped up. Located in the prestigious SoFi district of South Beach, this residence gives the feeling of living in a private home as it is a tri-level townhouse with three bedrooms and three baths along with a den.  There is also a two-car garage as well as a private patio, new hard wood flooring, and a gorgeous kitchen with custom cabinetry, stainless steel appliances and beautiful granite counter tops.  Beach Colony is boasts only 16 units in the entire complex which lends to the exclusivity of living here.  In terms of recent sales, only one has sold in the last six months at $1.12 million in comparison to four comparable sales within a few blocks with an average sale price at $815K.  This property offers a huge opportunity to live in one of the poshest sections of South Beach.

1250 OCEAN DR #4C, The Carlyle, List Price:  $999,000
If you ever saw “The Birdcage” and “Scarface,” then you know The Carlyle.  This famous condo-hotel is probably one of the most recognized hotel in South Beach and located on Ocean Drive.  It is a boutique building with only 19 residences that is situated just across the street from one of the most beautiful beaches on the entire Atlantic coast not to mention within a short walk from phenomenal shopping, dining and fun.  With two bedrooms and two baths, there is also a nice and open living area as well as a nice kitchen with raised breakfast bar that offers additional counter space.  There are currently four listings with list prices between $900K and almost $1.8 million.  Over the last six months, one comparable sized residence in The Carlyle sold for $470K.  In terms of an investment property, The Carlyle allows short and long term rentals.  This residence typically rents from $250 per night (out of season) to $500 per night (in-season).  The Carlyle is an excellent option for those who want to be in the center of Miami Beach action.

50 S POINTE DR #607, The Continuum II, List Price:  $999,000
We dedicated an entry to The Continuum and it is no wonder why.  There is so much to say about the buildings that are set on 12 Acres of oceanfront property at the southernmost point of Miami Beach.  This residence in the CONTINUUM II building is a large studio that features glorious views from a beautiful balcony along with an Italian kitchen with high-end stainless steel Meile appliances, Subzero refrigerator, granite countertops and beautiful marble floors.  Community amenities include 24-hr security and valet parking, full-time concierge service, two lavish lagoon pools with pool, and beach-side services from Patio Restaurant. In addition to that, residents and their guests have access to three Pro-Clay tennis courts, a 23,000-sqyare foot fitness center and spa with infinity lap pool.  At The Continuum, there are 37 listings in both buildings with list prices from the high-$900s (studios) to about $30 million for massive 8,000+ square foot residence (three units combined to one).  In terms of comparable properties, studios are listed up to $1.5 million.  While there have been no studios sold in the last six months, there have been four one-bedroom sales with an average sale price of $970K.  The Continuum allows leasing but currently there are only one-bedroom rentals with monthly rental rates falling between $5,000 and $9,000.

1000 South Pointe Drive, #TH-A3, Murano at Portofino, List Price:  $995,000
Murano at Portofino is one of the nicest and stylish condominiums in all of SoFi.  It is surrounded by the most gorgeous, lush, landscaping and has a private bayside beach club next to a tropical saltwater pool and poolside café not to mention a fabulous, state-of-the-art fitness center.  Inside this one-bedroom, one-bath townhouse, residents enjoy floor to ceiling windows with shades on every window that showcase unbelievable views, gourmet kitchen with Subzero and Miele appliances, a private entrance, private patio and private exit to garage.  A 35-square foot storage space has been added.  There are currently 13 listings at Murano with list prices from the upper-$900s to over $7 million.  Three properties at Murano at Portofino have sold in the last six months.  Although none are one-bedroom properties, the sale prices fell between $2 and $4 million with the average price per square foot at about $1,300.  In terms of rentals, there are currently eight two and three-bedroom rentals available with monthly rates from about $7,000 to over $20,000.  This is a spectacular building for those who have a certain level of expectation of luxury in their living space. 


Larger Properties Available
While these are the top five Miami Beach listings under $1 million, there are currently 29 Miami Beach real estate listings priced between $900K and $1 million.  The most exclusive Miami Beach condominiums with perfect water views feature smaller studios and one-bedroom units that start just below $1 million.  But for those who are not as discriminating, there are many larger properties available for under $1 million close to lots of Miami Beach action but without the views.

Most Affordable Downtown Miami Rentals

When it comes to affordable rentals, Downtown Miami is a neighborhood that is full of them.  Those who want to be in the thick of the excitement while not spending a ton of their budget on rent can feel secure that Downtown Miami has great condominiums filled with units to fit every rental budget.  To give an idea as to the affordability, here are the most affordable Downtown Miami rentals:

555 15 ST #515, Venetia, Monthly Rental Rate:  $1,375
What could be nicer than sitting out on your balcony overlooking the marina and Bay while enjoying your morning coffee?  That is exactly what you can do when living in this lovely studio at the Venetia.  Marble tile floors and a nice size kitchen with granite counter tops and cabinets are just a couple of the highlights.  There is a lot of closet space which includes a walk-in as well as other closets.  In addition to everything in the unit, the community amenities include a restaurant, gym, 24-hour security and two pools.  Take all of that and add location to the pack and you have the perfect place to live.  Venetia sits just north of the Venetian Causeway making the drive over to Miami Beach short and sweet just like getting to Brickell, the Design District and Edgewater.  Over the past three months, seven units have rented of which only one was a studio.  The monthly rental for this unit (same size) is $1,300 and took a little over a month to rent.  One-bedrooms that rented ranged from $1,500 to $2,000 per month.  If you like easy access to everything in Miami and want one of the best views, then this unit is ideal.

231 NE 19 ST #102, Baywalk, Monthly Rental Rate: $1,400
It does not get much better than this with one-bedrooms in the Downtown area of Miami.  Not only is Baywalk centrally located close to the Bay, cool neighborhoods like Edgewater, Design District and even Brickell, it is oh so close to direct access to Miami Beach.  Then taking everything in on the inside makes it even better where the unit is custom designed with a large kitchen comprised of granite counter tops, custom cabinets (lots of them too) and lots of room to move.  Additionally, the flooring is marble throughout and there are so many unique fixtures and finishes as well as a walk-in closet with shelves and washer and dryer that residents truly find themselves living in the lap of luxury.  Baywalk is a small, boutique condominium that has a ton of character with its classic Florida design and exclusivity with its updated look on the inside and in each unit.

1717 N Bayshore Drive, #1248, The Grand, Monthly Rental Rate:  $1,400
An ideal vacation spot in Downtown Miami, this is a one-bedroom, one and a half bath unit at The Grand which is part of the Doubletree Hotel. It is rented fully furnished and has a lot of open space within the 700 square feet.  There is a roomy kitchen although as part of the Doubletree Hotel, there are restaurants on the ground floor as well as throughout the downtown area.  Guests have the ability to enjoy hotel amenities including the fitness center, resort pools, spa and everything else. Inside the unit, enjoy free-Wi-Fi, cable and a reserved parking spot in addition to everything else.  Even though it has one bedroom, it sleeps five with the addition of a pull-out sofa bed, two cots and a futon.   The unit is a short-term rental allowing only nightly, weekly and monthly rentals (no annuals).  Rental rates start between $175 and $375 per night ($95 exit cleaning fee) depending on the time of year.   While there are several other one-bedroom units at The Grand, this is the most affordable property in the building.

1801 4th Avenue, #303, Ivette Terrace, Monthly Rental Rate:  $1,475
Here is an opportunity to lease a lovely one-bedroom unit at Ivette Terrace just one block off Biscayne Bay.  There are so many unique characteristics here specifically gorgeous Mexican tile floors throughout and beautiful oak moldings and doors.  There is also an all-white kitchen, French doors, a lot of closet space, a nice wrap around terrace, reserved parking and an amazing bathroom with an intricate Mexican tile design on the floors and walls.  Ivette Terrace is close to everything in Downtown Miami including Margaret Pace Park and the Performing Arts Center not to mention being close to the Design District and up and coming Edgewater.  As one of the most affordable Downtown Miami rentals, it is ideal for those who live and work in Downtown, Brickell, or Midtown Miami.

133 2nd Avenue, #308, The Loft Downtown II, Monthly Rental Rate:  $1,500
As trendy as Miami is to live, loft living brings another level to the cool factor with all of the unique characteristics and potential that a loft apartment brings. This unit is a fantastic one-bedroom unit with a great kitchen loaded with Italian white kitchen cabinets, stainless steel appliances, and tons of counter space.  In addition, there is a nice modern bath, large closets, a washer and dryer and other fixtures and finishes that give this place an updated, hip feel.  On top of the unit itself, the community amenities are fantastic and include a rooftop pool, gym with sauna and Jacuzzi, a lap pool, contemporary-designed lounge room, and 24-hour security and concierge. The Loft II is centrally located within minutes of everywhere anyone wants to go like South Beach, Coconut Grove, Gables, Brickell, Design District, and Airport.  Over the last three months, 14 one-bedroom units have rented with rates falling between $1,500 and $1,800.  As a comparison, three recent studio rentals had monthly rental rates $1,550 and $1,650 which were gobbled up within a month or less.  Not only is this the most affordable one-bedroom unit available at the Loft Downtown II, it is the most affordable available unit in the entire building.

Midtown Miami Condo Rental Rates on the Rise

Miami has always been a popular place to visit and enjoy the good life.  Over the past few years, more and more people are moving here.  Midtown Miami condos seem to be benefiting from the desire to live and work in the areas in and around the Midtown district. 

Midtown Miami condos consists of Two Midtown and Four Midtown.  Situated just off Biscayne Bay, these two condominiums are ideally located closet to everything as well as just a hop, skip and jump from South Beach.  Each building has its own appeal that lures those who work in Midtown and its surrounding neighborhoods to live here so much so that over the past year, rental rates at Two and Four Midtown Condos have shown solid increases.   With the increased demand, Midtown Miami condo rental rates have surpassed Brickell’s rental rates.

Probably the coolest condominium, Two Midtown is actually three different buildings in one – Two Midtown Mews, Two Midtown Midrise and Two Midtown Tower.  This is often referred to as a city within a city.  Each one offers a different appeal for renters creating a large demand.

To give you an idea of the increase, the most expensive two-bedroom unit rented over the past six months had a monthly rate of $3,200.

Most Affordable Brickell Rentals

Let’s face it – Brickell is the neighborhood in which most people want to live if they work in the Downtown Miami area.  With more and more developments in the works and the general atmosphere alive and well, it is no wonder that Brickell is often called the “Manhattan of the South.”  For young professionals and those seeking more excitement, living in Brickell is even more appealing because of the ability to rent either for the short term or long term.  For those who want to live in the most hip and happening area with its tropical allure, following are the most affordable Brickell rentals:

31 6th Street, #2005, My Brickell, Monthly Rental Rate:  $1,550
My Brickell’s architecture and interior design simply scream Miami.  With the bright colors and contemporary design courtesy of famed interior designer,Karim Rashid, this newly constructed condominium is one of the top places to live in Brickell.  And to live in a brand new studio is the icing on the cake.  The studio features stainless steel appliances, Italian cabinetry, Berber carpet throughout the residence, and a washer and dryer in the unit.  On top of that, water and basic cable are included in the monthly rent.  At My Brickell, there is exclusivity about living here because each floor has only eight units.  On top of that, residents can walk to everything.  Rental rates at My Brickell range from $1,550 for a studio (this one) to $3,500 for a two-bedroom/two-bath.  As a comparison, recent rentals indicate that studios rented over the past three months have done so with monthly rates between $1,500 and $1,700. With all the new buildings coming up, there is still something about a classic Miami condominium.  Four Ambassadors is a four-building condominium situated in a perfect location facing Biscayne Bay. Fortune House is the ideal place to live for those who work in the financial district of Miami.  This unit features one bedroom and one bath, one assigned parking spot in a covered parking area, and valet along with a washer and dryer in the unit and a nice balcony to enjoy the lovely Biscayne Bay breezes.  Because Fortune House is what we call a condotel (condominium/hotel), it offers residents access to amenities found in hotels like a great pool with barbeque area, fitness center with Jacuzzi and sauna and so much more.  This furnished rental is available as either short or long term rental.  Rental rates usually range from about $1,600 for a one-bedroom to about $3,500 for a two-bedroom unit.  In the past three months, one-bedroom units similar to this one have rented for $1,700 to $2,100 per month.

170 SE 14th Street, #2906, The Sail Condominium, Monthly Rental Rate:  $1,700
The Sail on Brickell is a fairly new condominium built in 2006 and located just off Biscayne Bay.  This unit features one bedroom and one bath as well as a great kitchen with stainless steel appliances, lots of counter space and cabinet space.  Other features include a bath with marble counter tops and shower walls as well as a nice balcony off the main living area.  The Sail on Brickell has great amenities including, 24-hr security, covered parking, concierge, a nice pool with outdoor living areas, a spa and fitness center, his and her steam rooms, an on-premises dry cleaner and convenience store and more.  It is centrally located in the heart of Brickell and within easy walking distance to Brickell Avenue, financial area, and great restaurants and shops.  Rental rates at the Sail on Brickell usually range from about $1,700 to about $3,000 for a two-bedroom residence.  Over the past three months, there have been two one-bedroom units that have leased for a monthly rental rate between $1,700 and $1,750.  This is a fantastic rental in an even better building.

1060 Brickell Avenue, #1909, 1060 Brickell, Monthly Rental Rate:  $1,800
Where do we start with this rental?  Well, the view from the balcony is probably the biggest attribute of this one.  1060 Brickell is only a few years old and one of the most unbelievable condominiums in Miami.  It has a very metropolitan feel to it with its two-story lobby and the lush tropical landscaping surrounding it.  Residents enjoy a gorgeous outdoor pool along with valet parking, a home theatre with multi-media capabilities, fitness center with spa and more.  Inside the studio unit, there is a great kitchen with custom cabinetry, stainless steel appliances, and tiled back splash.  The unit is large with well over 500 square feet of living space (many Brickell one-bedroom units are the same size) and as we said earlier, spectacular water views from the balcony.  Rentals rates at 1060 Brickell typically range from about $1,700 to about $5,000 depending on the location, number of bedrooms and size of the unit.  Over the past three months, studio rental rates have fallen between about $1,500 and $1,700. 1060 Brickell is a great place to live as it is in the center of everything in Brickell.

Brickell CitiCentre Condo Sales Begin

It is official – Brickell CitiCentre has launched its condo sales with one-bedroom units starting at about $500K. Slated to be completed by the end of 2015, Swire’s plans indicate that the first of two towers, dubbed Reach Brickell CiteCentre, will consist of 43 stories housing 383 one, two, and three-bedroom residences along with penthouse units.

We introduced Brickell CitiCentre over a year ago with the details that had been announced at that time.  Brickell City Centre is a $1.05 billion mixed-use development situated in the Brickell financial district.  The plans indicate that the entire project will spread across more than nine acres to bring an entirely new edge to urban living in Miami.  The complex plans are comprised of over five million square feet of space that incorporates office, residential, hotel retail and entertainment.  On top of that, there are two levels of underground property that cover seven acres below the entire development.

MyBrickell

Completed only a few months ago, property owners who bought at MyBrickell are already in the selling mode.  The increase in list prices this time around is astonishing.  To give you an idea of what we are talking about, preconstruction prices for studios first started at about $169K.  The lowest priced studio listed on the MLS is at $290K (reduced from $329K in February) – a 71 percent increase in list price.  On top of that, there are currently 20 listings at MyBrickell – all resales.  We know that the real estate market is heating up but holy smokes!

About MyBrickell
MyBrickell is unlike any other condominium in the Brickell neighborhood. It definitely stands out from the other condominiums in that it is brightly colored and a blend of contemporary, art deco and even eclectic in its interior and exterior design.   The condominium building 184 units on 25 floors with an expansive retail push on the ground floor as well as a fitness center, a huge and really cool lobby, and a lavish pool bar area.  The whole idea behind MyBrickell is that it is designed to be a pedestrian friendly condominium that is close to everything – within walking distance.

On its own merit, Brickell is Miami’s answer to “business is booming!”  There is so much construction happening that the area is morphing into what some call the “Manhattan of the South.”  But don’t let that scare you – it is a really great place to be especially if you work in Downtown, Brickell or even Midtown.

The Brains Behind MyBrickell
First of all, it started with an idea and began development with the backing and power of The Related Group.  Then, Arquitectonica entered the picture to create this one-of-a-kind masterpiece that is something you have to see to believe.  From there, Karim Rashid added his individuality to it and created a design that stands apart from the pack.  It is kind of like a bit of South Beach crossed the bridge and landed in Brickell.  This design is perfect for this area but one could never imagine it anywhere else.  It is a fascinating building that makes many Miami residents want to say that they “live at MyBrickell.”

Where do we start?  In terms of community amenities, the condominium offers tons of them from the state of the art fitness center to a delightful outdoor pool deck with a great pool bar to a game room and expansive art deco-style lobby.  The whole theme around MyBrickell is its pedestrian-friendly atmosphere.  With that in mind, there is parking next door but only one and two bedroom residences come with one assigned parking spot while studios must use valet parking.

As for residences, the residences are spacious with studios having 600 square feet and the largest two-bedroom/two-bath having over 1,300 square feet.  The loft-style kitchens feature stainless steel appliances and tiled backsplashes.  Views from the residences showcase the city and water.  The living area is open and airy, and the master bedrooms have very nice walk-in closets.

The interesting thing about MyBrickell is the number of units available for resale.  Currently there are over 20 studios, one, and two-bedroom properties listed on the MLS.  In fact, with a building that has just been completed, 14 percent of the building is for sale.  The average cost per square foot of those listed is about $525 compared to the original cost per square foot during pre-construction sales of around $360.  It is important to note that most of the MyBrickell listings for re-sale listed have already received price reductions since none have closed to date.

As for MyBrickell rentals, there are 27 available as of today with monthly rental rates ranging from $1,500 for a studio to $3,500 for a two-bedroom/two-bath unit.  Most are listed as unfurnished annual rentals and for those who rent them, they get brand new everything.  In the renting world, that accounts for a lot.

Watch What is To Come at MyBrickell

With new construction booming in Brickell and even more in the works in the surrounding neighborhoods, it will be interesting to watch what is to come with the sales and rentals of MyBrickell condominium units.  In terms of locations, you can’t ask for anything better than where it is located and the character and uniqueness stand out above the rest.  It is simply an architectural masterpiece and one that is going to get even hotter as construction around it completes.
