Miami-Dade Trolley

While it’s still working out the kinks, visitors and residents alike are enjoying the new City of Miami Trolley. Especially for short trips and those times you just can’t fathom trying to find a place to park, taking the trolley makes sense.


The $20 million dollar, 5-year trolley project opened in late April, 2012 with a limited run and is now up to full-service from Monday through Saturday from 6 am until 11 pm. On game days special Sunday service is available.

The green and orange, retro-styled trolleys are scheduled every 15 minutes to take passengers around Brickell and along Biscayne Boulevard through the downtown area.

Best of all, it makes stops near Metromover and several bus stations, making the trolley convenient for commuters who want to leave their cars at home during the week. According to the Miami Herald, about 500 passengers a day take advantage of the free rides. On game days, that number reaches 2,000.

In case you’re wondering where we got the money for the City of Miami Trolley, the Herald tells us that it came from a number of places: the city’s transit surtax money, the State of Florida and from the state’s federal stimulus fund.

The trolley will definitely alleviate traffic in the Downtown and Brickell area, where it is more expensive nowadays to drive a car for multiple reasons.

Miami Spice

Miami residents are spoiled when it comes to dining opportunities. In fact, one of the problems with living in Miami is trying to decide where to go for lunch or dinner – there are just so many choices. Sponsored by the Greater Miami Convention & Visitors Bureau, participating Miami Spice restaurants go through a rigorous selection process. “Part of the requirements of a restaurant to participate in Miami Spice, is that they have a good Zagat rating,” says Steven Haas, chairman of the board of the Greater Miami Convention and Visitors Bureau. Participating restaurants also have to prove that “they have a good reputation and are invested in our community,” Haas added.

Icon Bay - Preliminary Penthouse Floor Plans

Today, the developer of Icon Bay condos released preliminary floor plans for all the penthouse units. There will be four floors of penthouses at Icon Bay. The penthouse floors will be the 40th, 41st, 42nd and 43rd floor. And there will be four penthouse units on each one of these floors.

According to these preliminary Icon Bay penthouse floor plans, PH 01 will have 2500 square feet with 3 bedrooms plus service room and 4 full bathrooms. It also has two terraces, one with 275 square feet and a second one with 71 square feet.

Icon Bay Penthouse 02 will have 2350 square feet with 4 bedrooms plus service room and 4 full bathrooms. It also has a small den. The balcony has 324 square feet.

Icon Bay Penthouse 03 will be very similar to Icon Bay Penthouse 02 with the same square footage (2350 sq. ft.). It has 5 bedrooms (the service room in PH 02 was turned into a 5th bedroom) and 4 full bathrooms. It also has the small den and the balcony also has 324 square feet.

Icon Brickell Condos - World-Class Amenities and much more

Ask a local Miami resident which Brickell condo/hotel has the best amenities in town and the chances are good that he or she will mention the Icon Brickell. Offering so much more than a place to plop your head on pillow at night, Icon Brickell is better described as an “urban development.”

The complex consists of three towers: North/tower 1, South/tower 2 and Viceroy/tower3. The towers are connected by the parking structure which has the pool on top. Tower 1 and Tower 2, the residential towers, have 58 stories each, while tower 3 has 50 stories. Icon Bay - Update August 26th 2012

Icon Bay was first announced to brokers a month ago. So far, Icon Bay has 150 units under reservation, which is 50% of the building under reservation. In addition, 75 of these reservations have paid a deposit of 10% of the purchase price. This is remarkable, given that the developer still does not have a sales office for Icon Bay and they just released the brochure earlier this week. After the first 100 units were reserved, the developer increased pricing approximately by 3%. The developer released new inventory this week at an average price of $513 per square foot. You can find the Icon Bay inventory in the pdf document attached.

The Icon Bay penthouse units were released as well. Penthouse units will be located on floors 40, 41, 42 and 43. There will be 4 penthouse units per floor on these floors. Prices of the penthouses are shown below:

History of Miami Circle

Miami has an international reputation as a jet setter’s paradise, full of sun, sand and vibrant nightlife. Even locals overlook the area’s rich historic culture and artifacts. One of the questions newcomers to the area most frequently ask has to do with the Miami Circle, that huge circle on the ground in Brickell between the river and Icon Brickell.

Not many metropolitan areas can boast of an important archaeological site within their borders, but Miami can and does.

And with good cause: archaeologists tell us that it is the only known evidence of its kind in the United States.

How was it Found?
Miami Circle was, for many years, hidden beneath the foundation of an old apartment building at 401 Brickell Avenue. The archaeological wonder saw daylight again in 1998, when the apartment building was demolished to make way for a luxury condominium building in Brickell.

Before building on the site, however, the developer performed an archaeological field survey, per City of Miami building regulations. The excavation team, composed of volunteers and employees of the Archaeological & Historical Conservancy, eventually unearthed the site.

The team found 24 holes, cut into Oolitic limestone bedrock, formed into a perfect, 38-foot circle. The site also included artifacts such as human teeth, tools made of shell and charcoal from ancient fires.

Debate raged for over a year as to the circle’s fate. The developer wanted it moved to a more suitable site while the area’s historians, Native American tribes and archaeologists fought against the idea, fearing destruction of important artifacts.

Eventually, Michael Baumann, the developer, sold the land the site sits on to the State of Florida for $26.7 million.

Who Built Miami Circle?
Archaeologists believe the circle was built by the Tequesta Indians between 1,700 and 2,000 years ago. Both its age and its authenticity are subjects of debate in the scientific community.

Be that as it may, Miami Circle is listed on the National Register of Historic Places and was declared a National Historic Landmark in 2009.

What was its Purpose?
While nobody knows for certain, scholars believe that the holes were postholes to hold structure supports. Because of Florida’s frequent flooding they suggest that the structure was elevated, such as on stilts.

Because the construction of the structure would have required a massive effort, and the cooperation of a great many members of the tribe, historians also suggest that it served some sort of ceremonial or religious purpose.

The Miami Circle is accessible from the Icon Brickell’s driveway or through Brickell Park at 501 Brickell Avenue. For a treat, plan your visit for a Tuesday evening at 6pm. That is when local shaman Catherine Hummingbird Ramirez holds her weekly candlelight vigil, and speaks with visitors about Miami Circle’s archaeological significance.

Rents increasing in Brickell and Downtown - But how much?

I have noticed in the past couple of years that rents have increased in Brickell and Downtown in general. As a matter of fact, the Miami Herald had an article this week stating that rentals and sales prices have gone up in Brickell and Downtown in the past year.

In some buildings rents have increased more than others. So, I decided to check the MLS and compare prices of rented units in July 2011 against prices in July 2012. I took into consideration the buildings that have the most activity so I could show reliable data when calculating average prices. The buildings I considered were: Plaza on Brickell, Icon Brickell, 500 Brickell, The Club at Brickell Bay, 1060 Brickell, Mint and Ivy.

We definitely see a clear trend here. The average increase in Brickell rentals was 7.5%. The biggest increase was in Mint and Ivy.

There are many factors contributing to this increase in rental prices, but the one I hear the most from renters is that it is really hard these days to get a mortgage so they have no other option than renting. Developers have noticed this trend and they are starting new pre-construction projects to add inventory to try to stabilize the market. In the past six months the following new buildings have been announced in Brickell and Downtown: Icon Bay, Millecento, My Brickell and Brickell House. My Brickell was the first one to break ground, construction started a couple of months ago right next to 500 Brickell. Another interesting milestone in the history of Miami real estate.

Brickell Key - History, Amenities and Real Estate

With a population of over 2,100 Brickell Key is a man-made island that sits just offshore from the Brickell area of Miami.



Brickell Key has a long and colorful history, dating back to 1896. Henry Flagler, known as the Father of Miami, used the soil from dredging a 9-foot deep channel in the Miami River to create two islands. Then, in 1943, Edward N. Claughton, Sr. purchased the islands and used additional bottom soil to combine the two into one island. Thus, Brickell Key was born.

The island changed hands again in the 1970s. This time the developers, Swire Properties, created a master plan for Brickell Key that would take 38 years and over $800 million dollars to bring to fruition.

Today, Brickell Key is known the world over as a prime example of a mixed-use island community.

Ask any Brickell Key resident about life on the island and you’ll no doubt hear about Brickell Key Park. This island oasis is the ideal place to jog, walk, exercise and socialize the pooch or to just sit on one of the many benches and take in the amazing views. 

If you choose to walk the Promenade that runs around the island you’ll be treated to several sculptures from renowned Cuban artist, Manuel Carbonell. Be sure to see the 21-foot tall bronze sculpture of the Tequesta Indian blowing a conch shell, located at Tequesta Point. NAOE
Located at 661 Brickell Key Avenue, at the Courvoisier Centre, NAOE is a very exclusive Japanese Restaurant known for its impeccable service. It opens from Tuesday through Sunday and reservations are strictly required. The menu starts at $85 per person.

Fabien’s
Fabien’s features classic French cuisine without the stuffy atmosphere found in so many French eateries. Fabien’s serves lunch and dinner and has a lovely cocktail area.

You’ll also find the Juicery Bar which just opened a couple of months ago right next to the Brickell Key dry cleaner.




Brickell Key Real Estate
There are 11 condo communities on Brickell Key, each with its own unique offerings. The buildings are: Saint Louis, Isola, Brickell Key I and II, Tequesta 1, 2 and 3, Asia Brickell Key, Carbonell Brickell Key, Courts and Courvoisier. There has been speculation that the land right next to the Mandarin Oriental hotel will be developed by Swire Properties and will be turned into a condo building, possibly Mandarin Residences.

Home prices range from $239,000 for a one-bedroom, one-bathroom condo in the Isola condominium building to $8,830,000 for a four-bedroom, five-bathroom condo in the Asia community.

Brickell CitiCentre

Brickell CitiCentre, a $1.05 billion mixed-use project that will include condos as well as office and retail space, is expected to fill Miami’s urban shopping void and to add much needed inventory to Brickell real estate. From its inception in 2007 to its tragic cancellation in 2008 when the market crashed, Brickell CitiCentre has Miamians intrigued.




Swire Properties out of Hong Kong picked up the project last year and have been releasing details ever since. Swire Properties were behind the development of Brickell Key condos and offices.

Taking up three blocks, south of the Miami River and West of Brickell Avenue, Brickell CitiCentre isn’t all about shopping. Condo towers, dining and entertainment venues and office space are all included.

With a total square footage topping out at over 4,600,000 and sitting on 9 acres, Brickell CitiCentre will also feature two levels of underground parking, a walking mall and hotel space in addition to the aforementioned retail, condo and office space.

So, what prompted the Hong Kong developers to choose Brickell for the site of this amazing complex? Aside from the fact that they were stunned to find so much available land in a downtown location, the evolution of the Brickell area was highly attractive as well.

As more people moved into the area, taking up residence in the many condos, the downtown Brickell area “became much more vibrant, it gave it a real buzz which I don’t think it had 10 or 15 years ago. It also created a need and the need was for high-quality shopping, entertainment and food and beverage,” says Martin Cubbon, chief executive of Swire Properties, in an interview with the Miami Herald.

The company hopes the project’s wellness center will draw the medical tourists while its heavy bias on entertainment and beverage venues attracts the young and trendy Brickell residents.

Oh, and the jobs – we mustn’t overlook the jobs a project of this scope will bring. The construction phase alone is expected to generate almost 2,000 jobs. When Brickell CitiCentre is complete we can look forward to an additional  3,500 much-needed local jobs. The economic impact, according to the Miami Herald’s Elaine Walker, is projected at $1 billion.

The mere prospect of a super urban destination has created increased interest from other developers in the Brickell area. Walker claims that five new condo projects are planning to open sales offices, while there are rumors of two more projects in the planning stages.



The fly in the ointment, however may be the evolution of Miami’s Design District into a luxury fashion center. Developers there have commitments from some of the same retailers that Swire Properties hopes to attract, to fill 40 percent of CitiCentre. These luxury retailers include Cartier, Hermes and Louis Vuitton, among others.

While much remains to be seen, what we can surmise is that Brickell CitiCentre will be a definite boon to Miami’s urban core and provide amazing amenities to Brickell’s 71,600 residents.
